BUILDING CONTROL

Building control is responsible for monitoring building development projects within Selebi Phikwe and their adherence to prevalent planning and building control regulations. It also accept and scrutinizes plans or drawings for building development and modifications, guides and make people aware of the building control regulations, inspects approved construction projects and detect illegal structures and initiate official action against them.

Building control officers are guided by Building Control Act (Cap 65:02) and the Development Control Code.

 How do I apply or obtain  the service

 Customers submit their sets of plans or drawings to the office of Building control (office No 1.03) for perusal upon payment of fee which is determined by the floor area of the proposed building. The set of drawings should include legible copies of the following:

-        4 No copies of the working drawings – floor plan, sections, elevations and other details

-       4 No copies of the site and location map

-       A copy of a document that proves ownership

-       Receipt of payment of perusal fee

-       A filled/completed perusal form

 

After approval of the plans, the customer is given a building permit which remains valid for 24 months from date of issue. The permit outlines all stages of construction that need to be checked by the building inspectors before the client carries on with the other works.

Upon completion of the project, the customer is issued with an Occupation Certificate which authorizes him/her to occupy the building.

 Cost involved in obtaining the service

 Perusal fee, that is for appraisal and scrutiny of plans and issuing building permit is charged based on the size or floor area of the building. It ranges from P25.00 to P500.00.
