Service Description

Issuance of planning permission is meant to ensure that all developments are done in accordance with central and local government policies, standards and procedures.

The process involves submission of an application for planning permission accompanied by plans to the Physical Planning office by the applicant or someone sent assessment of the application by the Building Control Committee and consideration by the SHHA and Physical Planning Committee.

In considering the planning permission application the SHHA and Physical Planning Committee may either:
        

  • approve the application right away or 
  • approve on condition or 
  • defer for further information o
  • refer the application to Town and Country Planning Board

After approval the developments are inspected by the Building Control Committee members until completion and then issued with occupation permit.

How do I obtain the Service?

The customers can contact the Physical Planning Office to get the advice, the requirements and the application forms. In submission the applicant can submit themselves or send someone as they have to pay perusal fee when submitting.

How do I apply for the Service?  

          Citizens

In submitting an application for planning permission the following are required:

  • 3 copies prescribed application forms for planning and building permission obtainable from the Building Control Office, and Physical Planning Offices, Rural Administration Centre (RAC).
  • 4 copies of Site plan, Location plan and Building plans
  • A copy of proof of ownership
  • Payment of perusal fee (determined by floor area size)

For all applications which are to be referred to the Town and Country Planning Board 8 copies should be submitted.

The following applications require consideration of the Town and Country Planning Board:

  • Applications which are recommended for rejection
  • Applications for subdivision and consolidation of land.
  • Applications for change of use.
  • Industrial development with a floor plan area of at least 1000 square metres.
  • Commercial development with a floor plan area of at least 500 square metres.
  • Applications for residential development of more than 20 dwelling units.
  • A single use of land greater than 10ha

   Non-Citizens

The requirements and procedures are the same as for non-citizens.

Cost Involved

  • The plan perusal fees range from P4.00 to P128.00 depending on the floor area for the proposed development.
  • Apart from the P10.00 perusal fee, applications for planning permission to erect advertisements or hoarding have to pay an annual fee ranging from P150.00/year/site to  P550/year/site and for mobile adverts is P20 per day while temporary advertisement range from P5.00/copy refundable to P20.00/copy refundable.
